Dubai Marina, JBR see highest percentage of home moves

Dubai Marina and Jumeirah Beach Residence (JBR) are the most transient neighbourhoods in Dubai, witnessing the highest proportion of moves of all areas in the emirate, according to new research.

Dubai Marina and JBR accounted for 12.8 percent of total move-ins recorded in the first half of 2016 by MoveSouq.com, a website that provides online bookings for removals and other home services.

Meanwhile, the same two locations accounted for 15.4 percent of total move-outs recorded over the same period, MoveSouq.com said. The research said: “With the area’s abundance of residential towers, shops and restaurants and given its proximity to JBR Walk and the beach, its unwavering popularity is unsurprising.

“Both [areas] are also top in both the moving to and moving from lists.This implies high moving activity within these areas; there appears to be both high demand and high turnover.

“However, it is also the case that many people who put in a moving request from these areas were looking to move to another address in the neighbourhood.”

Dubailand, an emerging new district of Dubai, accounted for the second highest proportion of move-ins (7.3 percent) but only 4.1 percent of move-outs, while the up-and-coming neighbourhoods of Jumeirah Village, Jumeirah Village Circle and Jumeirah Village Triangle together also accounted for a higher number of move-ins than move-outs – 6.3 percent versus 4 percent.

The areas of Downtown Dubai, Dubai International Financial Centre (DIFC) and Business Bay accounted for the third highest percentage of move-ins (6.4 percent) but move-outs were higher, at 8.6 percent.

And Jumeirah Lakes Towers saw a slightly higher proportion of move-outs than move-ins (6.6 percent versus 4.4 percent), according to the research.

“It is clear that there are a large proportion of people moving into the more affordable and more recently established neighborhoods of Dubai, including Dubailand and Jumeirah Village,” MoveSouq.com’s report said.

It added: “A look into the areas people are putting in requests to move out from also puts Dubai Marina and JBR top of the list, followed by Downtown/DIFC/Business Bay and JLT.

“This could be due to high saturation, high demand and relatively higher costs in these areas.”

The report also noted that Al Nahda, Al Quasais and Bur Dubai are among the top ten areas that people are moving out of, but they are not among the top ten that people are moving into – “Implying that there are more people moving out of these areas than moving in, perhaps in favour of the newer areas of Dubai,” MoveSouq.com said.

The analysis was based on data taken from 2, 500 residential moving requests placed through the MoveSouq.com website over the first two-quarters of 2016. The report only considers residential moving requests within Dubai.
